When I recently sold my investment property here in the Sutherland Shire, I knew a few strategic updates could make a big impact on the final sale price. After plenty of research (and chats with my Property Agent), I focused on simple upgrades that would appeal to Shire buyers, without the cost of a full renovation. Here’s what worked.
Fresh paint goes a long way
Tired walls make a home feel older than it is. A coat of neutral paint (Lexicon Quarter was the top recommended colour by my property Stylist and agent) gave the place a clean, modern lift. I also painted the kitchen cupboard doors, it was an easy DIY that made the space feel brand new. There are lots of local painters in the Shire who won’t charge the earth if DIY isn’t your thing.
Style the dream
If the property is empty, don’t leave it to the imagination. I used Urban Chic Property Styling, a local business based in Taren Point, founded by former Shire real estate agent Juliana Gowen. They styled the space beautifully with furniture and décor to help buyers emotionally connect. Their ‘Style Flow’ option (pay at settlement) also made it really accessible.
Garden and outdoor glow-up
Simple jobs like trimming trees, weeding, cleaning paths and oiling the deck made the outdoor space feel fresh and cared-for. I didn’t do anything over-the-top, just got it clean, tidy and inviting.
Floors matter
Worn flooring can really drag down a space. I replaced the tired carpet with a fresh, neutral tone from Carpet Court and it instantly brightened up the whole place. If your budget doesn’t stretch to new floors, a professional steam clean or polish can still make a big difference.
Curtains and blinds update
Out with the bulky curtains, in with light, bright sheers and roller blinds from Blinds Online. I installed them myself (with help from my husband and a friend) and went with wall-to-wall, ceiling-to-floor sheers and block out curtains in the bedrooms. It made the bedrooms feel spacious and modern.

Upgrade the little things
I swapped dated cabinet handles for brass ones from Bunnings, added matching knobs in the bedrooms, and replaced old light switches and fittings with modern alternatives. Bathroom refresh (no reno required)
Instead of a full renovation, I focused on new tapware, a fresh vanity and modern fittings. Sometimes it’s all you need to take a bathroom from dated to desirable.
